On the same subject....

In the street I live, over the last years at least 5 or 6 new villas. Most of them still vacant.
I know a guy who used to do the "house building /flipping", can't get rid of the last one finished a year ago.
A French guy finished a house adjacent to the resort I live about 2 years ago, he managed to rent it 6 months. Now available for sale since over a year.
In a 500m radius 8 years ago there were 2 or3 resorts, nos 5 or 6. But the number of tourists has not doubled...so they all have a low occupancy rate.
These are other recent cases of people in Bali sharing their personal property investment experiences on social media. A person is asking, whether the 10-12% return is reasonable. For context, 10-12% return in equity market in the bull market is not that difficult to get.

Of course, anyone on the internet can make up their own story. However, when people gain nothing from sharing their experiences and are simply trying to help answer someone else's question, they have little incentive to fabricate their stories.

For political sycophant talking, making a new promises, keep issuing a new regulation just to look good is very easy if you do not need to pay the price for the wrong policy that has been issued.

One key difference is the legal framework governing overseas conduct of business is that the Institutional investors from the UK and the EU are subject to strict anti-bribery and anti-corruption laws that apply even to their activities abroad. Violations can result in prosecution and significant penalties in their home jurisdictions. But not just that they could even face enforcement in multiple jurisdictions for overseas corruption.

There are already a few major examples of this:
Rolls-Royce, they got fine approximately half billions GBP in the UK, Airbus, etc for misconduct in a foreign country.

And now compare them with Indonesia, it is not just overseas misconduct even in homeland Indonesia, in many case instead of getting fine they are bailed out or the company, especially if they are state owned enterprise, are dissolved into another entity like Danantara to disguise it. Those who commit misconduct get promoted

Every big international contract has bribes involved I think.
Some guys get caught now and then. But probably every conrract has a "provision" for the fines.
That and the "gifts" are included in the salesprice. End user pays it at the end of the chain....

Certainly. That is why the companies like Rolls Royce, Airbus get fined.

But every game has its basic rules. In investing, one of Warren Buffett's most well-known rules is: "Don't lose money." This doesn't mean you will never incur losses, as every investor does. Instead, it emphasises the importance of risk management. The goal is, avoiding risks/bets so large that a single mistake could eliminate your capital and end your ability to stay in the game.

The unwritten rule of committing misconduct: don't get caught.
But there might be additional rule for Indonesia: Prepare enough money for DONATION to the judges, prosecutors, policemen. 😁 😁 😁

PT DSI is aggressively marketed its platform to retirees and prospective retirees promising peaceful and blessed retirement investments. They used high-profile brand ambassadors, claimed oversight by the Indonesian Financial Services Authority (OJK), and featured supervision from the Sharia Supervisory Board (DPS-MUI)

DSI managed to gather funds from over 14,000 lenders/retail investors, with unfulfilled yield obligations reaching Rp 1.4 trillion out of total collected public funds of Rp 7.48 trillion

DSI repeatedly showcased fictitious property projects or duplicated single real projects up to 100 times to lure continuous funding. The Lender/individual investors who are mainly retirees and prospective retirees is promised a return of 18%–23%, while incoming funds were diverted away from actual developers into affiliated shell companies, fictive project.

After reported falling to pay the profit sharing for many months, it turns out it is just another ponzie scheme.

PT DSI is licensed/authorised by OJK, This is also another example how actually OJK The Indonesian Financial Conduct Authority (FCA) and the Prudential Regulation Authority (PRA) fail to protect the retail investors.
