Villa en Batam (Nongsa Villa) for sale; 2 floors, 3 bedrooms, 2 bathrooms, new kitchen, complete furnished (169 sq mtrs)
This private community of 100 traditional Indonesian wooden villas are nestled among 10 hectares of sprawling coastline having lush vegetation and tall trees lining the seashore. There is 24/7 security, swimming pool, gym, pool, parking.

The Unit that still available for sale is D-TYPE - Negotiable.

All Indonesian Properties are based on 30 years / 20 years / 30 years lease - the Village has completed its first 30 years lease and we are now on our 20 years lease which runs till 17th May 2037- the cost of the 20 years lease extension was divided equally between the Proprietor - who owns the Village - and his members. The Member’s share was +/- S$ 8k per Member. The same arrangement - don't know the cost then - will occur in March 2037 when the 3rd lease will be due for renewal.

These villas were developed thinking specific for expats. Actually, 60% of the members are British or Australians, the rest are French, and Singaporeans. Some Chinese. The villa is just 45 mins in ferry to Singapore, 20 mins to Batam International Airport.

  • HGB is the certificate that issue by the government.
  • Certificate Of Membership will be issued by Management of Nongsa Village.
  • Management will help to apply their Visa for stay at the Village.
    - So far there is no issue or problem in applying Visa for both Members and Residents at the Village.

You forgot to mention this is a HGB (right to build). So a contract for 30 years and it’s not mentioned how many years are still available and unexpired.

Thus it does not fit neatly into the western categories of "for sale" (freehold) or "for lease". Only allowed for Indonesian citizens or a PT PMA.

Thanks for your comments, I edited the post with the details. You were right and wrong. These villas were developed thinking specific for expats.
