For digital nomads, it's a sensible choice since paying Rp10 million per month isn't as costly as other options in Bali, such as staying in a high-end hotel or paying rent in their hometown.

For LOCAL Indonesians, they might just rent temporarily while seeking a more favourable deal in property purchase or they might working as high class Indonesian escorts. Other than that, in my opinion, it is naive Indonesian individuals, would consider paying Rp10 million per month for a long-term stay. With that amount, they could instead invest in a mortgage, eventually owning the property and land, which would appreciate over time.

And a mortgage is great if you live there too but so many jakartans moved to bali. They want land in their own kampung. Not bali.

We are talking Canggu. That's where rents are trebled. And again your facts are wrong when 75% of our long stay guests are indonesia single girls. They probably making $1500-$2000 a month online from OF or creating whatever so 10jt for a new clean safe modern kos 5 mins from the beach and with a pool and security makes sense. All inclusive too.

First, everyone can see prices online. Then there are a lot of places that charge a lot more for a kos in canggu than up to 3jt. Obviously you won't find the hotel workers in a kos for 10jt, doesn't mean they don't excist. All depends on the place and facility.
My niece stays at a workers (low wage) kos in canggu and already pays around 2jt. The place is not too bad but also not super nice, didn't see any swimming pool or anything else snpark describes here around. Different strokes for different folks...

Many regular jobs in tourist hotspots in Bali is within hospitality Industry. Unless they are GM, business owners, what other kinds of jobs in Bali offer salaries exceeding Rp10 million? And how many Indonesians residing in Bali can afford monthly rents of Rp10 million or more? I wonder if someone could come up with reliable sources. On the absent of the reliable sources, I doubt many will ever believe that sensible Indonesian workers would want to pay rent of Rp10m+ per month.

We are talking about income and earning capabilities and how some girls can afford to stay in my kos.

Okay, so buying and selling property will cost you minimum 12-15% taxes and fee:

5% tax when buying + notaris fee and 5% tax when selling. Plus income tax on the profit, as I understand. So, at least one has to make a minimum of 15% profit to break-even, when selling the property?

Am I right? Probably not ... it's too much.

Btw... The developer I met the other day said, when renting out property, you are lucky when you make 2% profit. Probably only 1% profit per year.
