Anyone investing in Bali is making a one way investment. The income can be good (although there are lots of expenses too) but if you ever want to sell that's when the problems occur.
It broke even 2nd year, and its an operating profitable business, now using the profits to fund the construction of the next one and so on
In fact have had a few of the guys behind C*ve and R*d D**rs look at the place make an offer but my partner said no
Expenses not much really, PLN and general maintenance but its a new build, salaries come from the rent, even the owner of the land next door get a small salary as "security" to keep him happy
Land was 3b for 40 year lease
Construction was 3b
5 rooms GF left and right
6 rooms upstairs L and R
2 1bed apartments 50sqm with private kitchen
pool, communal shared kitchen, big working space, everyone gets a locked cupboard in the kitchen and there is every single appliance known to man from sandwich toaster to bread maker to sodastream machine
Since I'm an old fart unlikely to live 40 years and my partner is my friend, my deal was different in that I didnt invest to get income, I lent her the money to help her finish it during covid, so she could repay me in 3-4 years with some extra and then also my share % would return to her rather than me keep 30% and get $1,000 a month for 40 years
Better for her in the long run, I helped her and got all my money back already and extra now from the 1st one
Anyway thats Bali / Canggu
Not Jakarta where half my apartment tower is empty in mega kuningan and a decent 3 bed in Belagio can now be found for 12jt a month
2-3 years ago they were $2200 a month!
