Even for Jaksel, nearly $400,000 for 200 meter square house seem like quite a lot. Have jakarta property prices ballooned that much?

I find it really hard to get a good measure on Jakarta property prices but i would say yes that actually seems like a cheap price. For 300m2 of land that seems to be below market value. Property in BSD, Tangerang etc are often higher than this. I do wonder though if a lot of these are just marketed prices and actual sale (as well as tax declared value) is much lower.
 
I wonder if the OP is planning on following the "strongly suggested" admonishment to post pictures. I (and probably actual potential buyers) would be curious to see what a nearly $400,000.00 house looks like.

It surprises me that the sites allow people to post prices like this as it would stop me from even looking. I suppose it may make normal places look like a bargain though.

Thanks for the link to the photos. (I am familiar with the Rumah123 site; I have used it for comparables to ball park [roughly estimate] the value of our house.) I agree; looks like an inviting place. I bet it would show better / sell faster with a bit more investment in staging, especially the furniture.

As for the 25 billion property on offer, the house looks like a tear-down. I am guessing all the value is in the land.

We live in BSD and prices have risen greatly. However, recently, I have heard that houses are not selling, and Sinar Mas had 20% reduction as well. Land prices seem to have gone, generally, from around 11-12 juta per s/m to 8-9 juta. Not sure if this is common but the over supply in this area I think is maybe affecting prices...

I doubt that the dwindling number of expat workers has much of an impact in BSD; I think your speculation that the area is over built is the best explanation for the falling prices.
 
Ok so I have done a quick google search and tried to find what property could I get in Poland. The first one is for 10,5 M and to be fair I got home in nice area in Capital. By just looking at photos I already want it.

I would sell my property in a heartbeat, if 300m2 in Bangka is priced at IDR 25bio!

I would certainly consider Poland ... if I had Polish roots or some sort of meaningful connection to the country. I don't. Like Malaysia, I have vacationed there, but have no interest in permanently residing in Poland.

Attractive homes and neighborhoods that offer good value are available the world over. My critical path involves choosing a place for personal reasons paramount of which is closeness to family and friends, then find a house. But hey, that just me/us.

I agree with you but what triggered me to post those pictures was that I felt "disgusted" with the property state in Jakarta and its horrendous price tag. Like someone earlier said it could be because of the land value it is definitely not the property. As for moving to Poland I didn't try to persuade anyone to do such a thing.

Actually house prices in Jakarta, compared to other Asian cities, are toward the low end of the spectrum. And as for the speculation that the Rp. 25 billion property was likely valued for the land rather than the house, that was me.

Poland houses as merely an academic choice for the sake of comparison -- works for me.

I agree. I would just add to it:

Not only the prices but the state the buildings look and represent themselves are also heading into direction " toward the low end of the spectrum" compared to other Asian Cities.
 
I haven't lived in other Asian or even SE Asian cities and cannot venture a reliable comparison as to the state of upkeep or quality of new construction. My neighborhood looks pretty good, I can say, though. (At least it was OK when my wife visited last year. I can provide an update this summer.)
