Permit of construction/IMB

Hello everyone.
My wife want to build on one if her land in the bekasi Area (land owned by indonesia citizens) but we have no idea how the IMB or permit construct work. I was wondering what so I need for apply to a permit of construction. I suppose I need a 2D and 3D complet plan and the details of all material used. If anyone from indonesia ever do and you can share me some info I would be very happy :). Her family told her that the permit of construct is not needed but I'm against the idea because she want to sale the house after the construction she don't want to sale the land alone that's why she want to build.

No more IMB; Has been replaced with PBG "Persetujuan Bangunan Gedung," ie. "Building Construction Approval" - essentially a building permit required before starting any new construction, renovation, or expansion of a building, ensuring compliance with local building codes and regulations.

Seem daunting but we did all ourself, no major issues as long as you have all required document; and the good thing if you do yourself, they will really check everything, even asking more stringent requirement.
In our case, the major cost was from the detail engineering design.

make sure to have the PBG or at least have initiated the application process when you start the construction. Satpol PP might visit your construction site to check all documentation.

If demand of house/building is high in that area, or she can sell it quickly, than it is an advantage to build & sell. Land price goes mostly higher but the building itself can quickly devalue. It's something to consider.

Yeah I have no idea about the price per M2 of new building in indonesia should vary with the density like us, I mean I have an idea about it but price in indonesia change alot even for the same area

Thanks, I will pref to do the PGB myself because some people ask me 7.5 juta for doing so If I can save that for her would be great
 
Additional info:

In 2021, it was decided to transition away from the IMB and shift to Perizinan Bangunan Gedung (PBG) and Sertifikat Laik Fungsi (SLF). This transition emphasizes ensuring that building projects stay technically compliant and functionally safe.

The SLF certificate is the one that will be required when you decide to sell your house and land in the future.

For my current project of 1.72 are (land area), I am quoted 100 juta for the undertaking of PBG and issuances of SLF. From what I am told, unless you have connections inside the kantor of PBG/SLF, it would a tough nut to crack on your DIY processes. You may want to check this in person.
 
For DIY, you need to be DIR. We (actually my wife) did all - from releasing the SLD (Rp. 0.00) to getting the PBG; no major issues. Cost for PBG is relatively small; less than Rp. 10M, our major cost was for the DED including interior design and drawing for PBG.

Could you please elaborate more or let me know if any specific thing you need to know. I'm happy to share my experience doing something right

My wife recently visited DPUPR (Departemen Pekerjaan Umum dan Perumahan Rakyat) to enquire about PGB( Persetujuan Bangunan Gedung).

She was told that the cost of a permit for a 36m2 building is 500 – 700,00rp ( not that we are thinking of building a dogbox like that) & that the SLF (Sertifikat LaitFungsi) is free, included in the price of the building permit & should be applied for after the building is completed like a final inspection maybe (Undang-Undang Nomor 28 Tahun 2002 tentang bangunangedung)

I read your post & asked my wife what you meant, she had no idea, hence me asking wtfdatam (what the feck do all these acronyms mean), maybe there is also a typo?.... ;)
 
most acronym have been explained in previous posts, except SLD - should be LSD - lahan sawah dilindungi - protected rice field, which could be the reason of Parq issues, actually was in other similar topic.
DED is detail engineering design, this is very common in the engineering, but I forgot some or many here are not engineer.

SLF is free, but you have to hire consultant to asses and evaluate it, and this could be expensive or very expensive.

The requirement to submit detail engineering document is mandatory, have to be produced in specific format, then to upload online via SIMG (Sistem Informasi Manajemen Bangunan Gedung - Building Management Information System. However, for simple residential building, only the architect must have a license from a professional organization. In case our building,, they asked the structure and MEP engineer shall be licensed by professional organization too. When we challenged, the "expert team" during the meeting, they classified our building is not "simple" house since we are using steel structures and the roof all covered with solar panels. No big deal but extra cost to get additional two licensed engineers to review and sign the document.
We did hire professional design and engineering consultant to produce the detail engineering drawing and presented the design in the meeting with the expert team. Not expensive considering the works they have done. Typical cost, Rp. 80K to Rp. 150K, / m2 could be more for luxury homes. could be less for simple ones.
