So basically, you're only renting for an extremely high price!
 
Well, if you're talking about basics.
Crunch the numbers with basic math and you will find that your so-called extreme price is way cheaper than renting annually.
Your probably right, but someone doing this, must understand, in the end, they end up with nothing, after paying 30 years. They probably do a lot of improvements, and repairs, and the land owner gets it all back. Good deal for them!

& after 6 months the tenant realises they dont like it but are stuck in apparent Dreamland for another 29 1/2 years

Depends on your age....
On some points I can agree with you. Expats who decide to own property here should really understand the pluses and minuses of ownership and purchase policies.

I think this complicated decision will only be made by expats who have decided to stay for a very long time. I also agree that this decision should also take age into consideration.

If you regret it in a short period of time with the excuse of “just realized that I don't like it”, it seems like you need to double-check the considerations you make before you decide something for your life.

I don't think 30 years is too short a period of time, and as I said earlier, there is still the option to extend for more years for a total of up to 80 years, enough for one's lifetime.

I can understand if this policy can be burdensome in some ways. But doesn't every other country have its own laws and rules? Especially when it comes to plans to settle down without changing nationality.

What I was trying to say in response to your earlier point is that this ownership provision could be an option that you might need. I compare it to the case where you have to pay more expensive rent every year, while you need long-term housing.

It is likely someone acting as an intermediary seeking a commission. Why would anyone want to buy a house through an agent at a higher price when they could get it cheaper by dealing directly with the developer?

You can check, it's a sales contact directly from the developer, not an agent or intermediary.
But sorry, you need to know that you will only get the same price even if you go through an agent or deal directly with the developer because there is no price markup.

I believe the picture in the link is not photos; all seem are modeling and rendering pictures produced by 3D software with views providing bigger impression than the actual size. We did visit the location last year. Looking nice units, but all room are very small.
 
The link provided downloads are MB and very large kb making the viewing process very tedious. Better to have much lower KB images.

The type of registration can be changed. Just as the original Hak Milik designation on the building will have been changed to Hak Pakai, so it can be changed back if you sell to someone who can legally buy it (ie an Indonesian).

If you just live in it for 30 years, then extend it for 30 years and live it it 30 more, indeed the land goes back to the government. Or that's the theory, it's never happened yet to my knowledge.

After researching this a lot I ended up feeling Hak Pakai was more a way around the constitutional ban on foreigners owning property in Indonesia designed to still actually allow them to do it, than it was an attempt to take land away from people.
