Price overshooting current market conditions at least 2,5 times.
You own apartment like this and if it is not rented you lose every month 300-400 USD for maintenance charges and yearly real estate taxes.
 
Yes some landlords have their fixed amount in their minds, not realising that every month it is empty that they LOSE $4,000 a month instead of reducing it to a more feasible and reasonable market rate considering the economy and the actual target market.
No offence to the OP I am sure it is a lovely apartment and that is what you believe / hope it is worth but in reality at the moment it is a renter's market

Good luck, it is a good location but I will be surprised if you can rent it for that price but well done if you can

And I live across the road so I am aware of the rents in that area

Bule pricing strategy is totally OK an legitimate, but no more bules around and the demand slumped. Only savvy Koreans and Japanese around and they don`t spend much.

If you see the real estate websites from Epicentrum to Casablanca, without Kuningan area there are almost 2000 units for rent. I have seen apartments that were rented for 2500-3000 US before unable to rent now for 1000 USD and less.
Indonesians who have 60jt for an apartment will not rent, they would buy a house in most of the cases.

So my best guess for this apartment would be 1000-1500 bucks/month+service charge. Lower bound more realistic. Service charge is at least 4-5 million.

If you the owner does not rent this apartment he is losing around 5.000 US a year through service charges, maintenance fees and taxes. Realy good investasi.

Indonesian strategy of kicking out high paying expats from the country has finally paid off-nobody wants to come here anymore for work. You can now rent very cheaply big apartments now. But unfortunately, nobody needs these apartments anymore.

If I do a quick and dirty calc, I see a yield of 10%. Nice for the owner of course and everyone has the right to try, but rather outdated.

In the past it was not uncommon for expats to have a package where the employing company covered housing costs. Thus there was no incentive for new expats to be concerned about housing value. Not the case these days as has been pointed out earlier.
