Yes, such a good price. I think I get weak when I see this offer. My security fee is 175rb in such a cheaper house. I might consider looking into this.😅
 
Dear M Farhan, I think you might be confused about the 5M property for foreigners. A foreigner cannot buy land in Indonesia with SHM (this is unlikely ever to change). The 5M for foreigners you are talking about refers to property without land (such as an apartment with HGB ownership), which can be bought by a foreigner under strict conditions. So your property does not qualify for purchase by a foreigner [unless he buys it in the name of an Indonesian person such as his wife].

I would suggest that you are open to other options if you are determined that a WNA buys it.

I'm open to other options and I am willing to sell to Indonesians, but so far my experience with locals has consistently just been "Ini masih ada?" Which is followed by me answering with "Iya" and getting ghosted for months before I try contacting them again and getting a reply of "untuk saat ini belum 🙏". It's like they're trying to haggle for cheaper but waiting for me to lower the listing price myself instead of actively negotiating. I was hoping an interested foreigner/expat would be more straightforward with what they're willing to offer.

Which in Indonesia means completely rebuilt. If you open Google Maps street view and look at the (huge) houses next to this one you understand what I mean. Trend here is like new projects in California and Serpong etc; huge houses practically no garden.

I see... My family and I have actually discussed at length about the listing price we are comfortable with, and the only reason I put down 5 is caused by my misunderstanding of the WNA law. If it's not against the rules, I'll edit my original post.

Yes, the price my family agreed to is actually closer to that ballpark estimate. Again, the current listing is due to my misunderstanding. If I'm allowed to edit my listing outside of the 30-day waiting period in the rules for thread bumping, I'll correct the listed price.

EDIT: I've edited the price according to the recommended calculations along with additional information from our real estate agent. 20jt/m2*168 = 3.360.000.000 and for the building, 2jt/m2*190 = 380.000.000, so in total = 3.740.000.000. If we have to pay the real estate fee of 2,5% from 3.900.000.000 it would be 3.900.000.000-97.500.000, so about 3.802.500.000. The listing price will be updated to Rp 3.900.000.000 for now.

The listed asking price has been updated accordingly and we are still very much open for further negotiation. Thank you all for the helpful input.

Housing market is bad, mainly because the tax rates are high: buying 5% and selling 2,5%.
It's actually not a bad idea to sell one's house to a newly arrived expat (who's married to a WNI-spouse).
