2200 USD is a way too much. South of 1000 USD would be more realistic. That area is full of empty apartments.
 
Houses or apartments standing empty here, has never been a reason for anyone to lower their prices. On the opposite, often they take it off the market to return months later at a higher price!

Having said that, this particular one is rather big and furnished and with 3BR, so it is an asking amount conform the market price (for expats).

Now don't forget that Maintenance Costs which can be huge, are normally not included yet! Obviously the same with water and listrik.

Yes, the city is Jakarta Selatan and the 'province' is the DKI.
 
With the dwindling population of expats, especially those with a comprehensive benefits cocoon, this unit could remain vacant for quite some time.

As noted earlier, real estate asking prices seem to often be determined by consideration other than market research.
 
Yes 35 JT for a 3 bed is way over priced especially kokas which is traffic hell everyday
 
But the part where Casablanca is still Satrio (so the 'core' of Kuningan if you will) is even worse. Try to get a car at Mall Ambassador or so. I'm always happy when we passed KoKas, then it gets better.

I looked at those apartments when they were in the building phase but the presence of the Ereveld rather close by generated a veto. The superstition is very big here.
 
That whole area by Manhattan hotel to Kokas flyover is hell, 6 lanes converging into 1 plus flyover pillars in the road, a bridge / rain shelter for bikes and general chaos means Ambs to Kokas can take 1 hour! For real. Yes some also not keen on the cemetary.
Stay inside that square between Rasuna, Satrio, the toll road and Sudirman (basically Mega Kuningan) and you are sorted, 2 ways in / out, plenty of malls, offices. apartments, hotels etc, you can walk everywhere. Any way outside of the block and you are stuck with traffic whether its Rasuna or Puri or Kokas or Cityloft or Semanggi etc

Mega Kuningan is imho the best location full stop.
 
I wouldn't be surprised if the owner is paying $400-500 service charge per month, then add the depreciation of furniture, $2200 is not outrageously high. However these days you can get a 5-bed villa in Kemang with swimming pool for less than that, so I have a feeling it may be on the market for a while.
